Survey Report Says Damp?
What Should You Do Next

Many RICS Level 2 and Level 3 surveys recommend further investigation of damp or moisture readings.

This does not necessarily mean there is a serious problem. In many cases the surveyor is simply advising that the issue should be looked at more closely before the purchase proceeds.

An independent damp assessment helps identify the likely cause of moisture readings so buyers can make informed decisions before committing to unnecessary treatments or repairs.

What Happens During an Independent Damp Survey

When a property survey recommends further investigation, the aim is to understand why moisture readings were detected and whether they represent a genuine problem.

An independent damp inspection looks at the building as a whole, not just a meter reading on the wall.

During the inspection I assess:

• Wall construction and building age
• Moisture readings interpreted in context
• Ventilation and internal humidity conditions
• External defects such as guttering, ground levels or leaks
• Areas where condensation or cold bridging may occur

The goal is to identify the most likely cause of the damp readings, explain what has been found, and provide clear guidance on what — if anything — needs to be done.
